They can be great.
Strong relationships with sellers can create real value and lead to opportunities others never see.
But they’re not a silver bullet.
In some cases, “off-market” can actually create friction — misaligned expectations, lack of price discovery, and unnecessary mistrust.
We do plenty of off-market transactions.
But we also invest heavily in relationships with local brokers who:
• Have deep, long-standing relationships in their markets
• Know how to actually get deals across the finish line
• Provide real-time market intelligence and access to broader networks
Some of our best opportunities come from properties that are technically “listed” — just not marketed effectively or positioned to the right buyers.
In those cases, being a knowledgeable buyer can be just as valuable as being an “off-market” one.
I’m always a little wary of anyone who says they only do off-market deals.
That usually means they’re missing a large portion of the market.
